You can live in a Philadelphia condo with a large dog. It just may take a little more work to find the right building and a little more consideration picking the best unit.
Each homeowners associate has their own rules about what pets can live in their building. Your Realtor (and I can be that Realtor) can call the buildings you are interested in to find out what the rules are. If buildings permit dogs, they typically have a size or pound limit. Some buildings prefer to exclude certain breeds. Other buildings, like the one we found for Stella (in the image above), don’t limit size but do the number of pets in each residence.
Even though we ask for the buildings pet rules, it is important that you confirm your understanding when you read over the condo documents. After you have an agreement of sale, there is a prescribed amount of timefor you to review these sometimes long legal documents. If you find something in the docs that you cannot live with (within the allotted time) you can back out of the agreement to purchase without penalty.
Some other issues that helped Stella’s family choose their new home were noise and street access. We found a unit that did not face the street. The building they chose had a courtyard which had less traffic noise. This family also opted for a lower floor. The elevators don't operate during a fire (or fire drill). Getting down multiple flights of stairs, alarm blaring, with a 145-pound dog, could be difficult. This was one of the reasons Stella's family decide that the second floor was right for them.
